Landlord fees

Our Fees are a % of the total gross rent due under the tenancy. Letting (Basic service) and rent collection fees (VIP service) are payable fully in advance, management fees (Exclusive service) are payable in line with the way the rent is paid. All Fees are INCLUSIVE of VAT at prevailing rate of 20%.
 
SOLE AGENCY instruction:
BASIC SERVICE: 9.6% (8% + VAT) – VIP SERVICE: 12% (10% + VAT) – EXCLUSIVE SERVICE: 15.6% (13% + VAT)

MULTI AGENCY instruction:
BASIC SERVICE: 12% (10% + VAT) - VIP SERVICE: 14.4% (12% + VAT) - EXCLUSIVE SERVICE: 18% (15% + VAT)

Visual check-out inspection carried out by Reliable Homes - £96.00 to £180.00 depending on the size of the property
 
Dealing with a property Dispute through the DPS Scheme for return of deposit - £180.00
 
Court attendance - £72.00 per hour
 
Renewal Fees:
9.6% of gross rent for agreed period on Basic (letting only) service (8% + VAT), 12% on VIP (rent collection) service (10% + VAT) and 15.6% on Exclusive (fully managed) service (13% + VAT)

Professional Legionnaires Disease Risk Assessment – from £200.00 - £500.00 depending on the property’s size


Electrical Installation Certificate depending on the size of property - £120.00 to £300.00

Call-out for Landlord's British Gas/ Homeserve policy etc. appointments are charged at £72.00 per hour

Rent guarantee with 1-month excess - £180.00, Rent guarantee with £0 excess £240.00  


Rent Guarantee with Standard 1 month excess is included under our Exclusive service but you can upgrade to £0 excess policy for £60.00


Late payment fee per letter sent - £72.00


Smoke alarm installation - £72.00 fitting of 1 smoke/ carbon monoxide alarm. Each additional alarm fitted during the same visit will cost £42.00


Year-end income report - £60.00 per property


Notifying Utilities of tenants moving in on Basic/ VIP services - £60.00


Aborted visits for non-access on scheduled visits - £72.00


Professional cleaning - £120.00 to £500.00 (depending on size of property and work required)


Withdrawing from an agreed offer - £600.00
